The most gutting feeling is looking at homes priced above your budget, and then have that expectation in your mind of what your house should look like, only to have that shattered once you now search within your budget.


2. Build a Budget That Goes Beyond the Mortgage

Your monthly payment is just one piece of the puzzle. Think about property taxes, insurance, utilities, and maintenance costs. Setting a realistic budget early will help you avoid surprises and keep your new home from becoming a financial stressor.


3. Never Skip the Inspection

It might be tempting to waive an inspection to make your offer stand out—but skipping it can cost you big down the road. A thorough inspection can uncover hidden issues and protect your investment. It’s better to walk away from a problem home than get stuck with a money pit.


4. Don’t Get Stuck on “Forever”
